Am I expecting too much with fencing pricing? Should I try a residential company?

22 years ago to get board fencing around our 11 acre pasture was going to cost as much as building our 4 horse barn. We opted to get boards around the top with two strands of barbed wire. Now, I know how people feel about barbed wire and how it does pull out tail hairs, but it has worked out for us. We hired a local guy to do the fence posts and tops and used teens to do the wire. Janky? Okay yes. But it has worked fine all these years.

Materials is a big expense when building fence. You can price this out yourself…for example, here a 16ft corral board is $9.99. 4-5" posts 8ft long $9.99. One 16ft panel of 3-board fence will cost you about $50 (plus one post $9.99 at the end). The bare minimum cost is about $3.15/ft in wood and nails.

A good policy for both land owner and builder is an up-front initial payment that covers the cost of materials (and can even be paid directly to material source, lumber yard/TSC/etc). Materials are delivered to land owner before the start of the job. The investment in materials saves fence builder from eating the expense of the “no pay” client, and having materials in-hand protects the land owner in case builder is a no-show or does sub-quality work and you need to find another contractor.

A reputable builder will break down his costs for materials and labor. Labor is expensive, too-- nobody wants to work hard outside day in, day out-- and proper equipment/tools isn’t cheap either.

It is certainly possible to build fence yourself, if you have the time, attention to detail, and ability to do the work.

Not the OP, but my own update. In the mid-atlantic region, fencing materials pricing, particularly wood, has tripled since COVID hit and mills were shut down, then operating at half capacity. Many weeks-long backlog at manufacturers. One contractor shared with me that he went to look for posts last week. Monday, he found some at $X price, Wednesday the same posts were $X+$3, Saturday he went back and they were $X+$5!! (per post!)

This is so true. I am building a run-in and we struggled to even get treated lumber, had to go to several different places to source enough for a 12 by 24. It’s a bit insane right now.
