we found out that the street was ours to the center line since there had been no formal transfer to the city … this was discovered when there was a deep deed research to see who owned what mineral rights (turned out our horses did)

I just thought of something else to look for. This would be discovered by reading the specific zoning requirements and talking to the county about any other restrictions or covenants you should be aware of. On my property which is zoned for a single family residence, horses are allowed with something like 2 horses per acre, and barns and outbuildings for them are allowed, but they are required to be located behind the house. My lot is really large and has a funny shape, so this is an inconvenience for me which is neither here nor there for your project. The point is, you need to be aware of these things in the planning stage.

Where I live there are all kinds of weird rules like that. Even a minimum square footage for a house (which is less than what the OP is proposing, but who knows if there is such a rule where they are) and a requirement for a garage.

along that line of discussion also would be extra territorial jurisdiction (might be referred to as just ETJ) of a nearby city/town/zoning authority to make sure your property even if not in the boundaries of an agency that is not with its boundaries of its jurisdiction.

This is an area that a municipality sees as that of potential growth and future service boundaries.
