Barn owner input - crazy boarder

I’d love to hear input from fellow barn owners on how you would handle this situation? I had a lady inquire about winter boarding because the barn she’s been boardng at is for sale. We’re mostly a Traning barn, but have a few stalls available for boarders that will mesh well with our training program. I was hesitant, but set up a time for her to come view the farm.

So, she shows up and I start giving her a tour and first thing she says wth a bit of an attitude is “is all your fencing wire?”. I answered yes, it is it’s all high tensile done by a professional fencing company and we love it. She then goes on to tell me how her horse kicked at a wire fence at another barn and cut his leg, so she won’t put him in wire etc etc. At that point I was kind of just like ok, and figured she would leave since she didn’t like our fence. Nope, she stayed for AN HOUR AND A HALF! Would not let me get a word in, was basically leading herself wherever she wanted through the barn, not really giving me a chance to let her know how our barn runs (clearly on purpose).
Then She says “well I’d like to bring my horses but I’d need you to change the fencing out to woven”. And also adds that in addition to the two full horses she also has a pony and the other barn gave her such a great deal on it. So, she asks about the board price and I tell her it’s $430 for full stall board. THEN she says “well at the other barn we paid $750 for all 3 and id like to stay with that price, can you do that.” It took all I had not to scream are you crazy!!! That’s a $540 difference and you also want me to pay to change a perfectly good fence?

My dilemma is this - I could really use the money, but i generally hate boarders because they interrupt my Traning program and this one seems especially crazy. I have a rule that I do not do deals because I always get screwed. So, I absolutely will not discount my board, but my Pasture board is $250 and adds up exactly to the $750 she wants to spend. She actually did mention that she is perfectly fine with her horses living outside with a run if they can come in if its really bad. My options are tell her to screw off, or offer her pasture board only-no stall (the run in they would have is actually a 20x30 sheet metal barn). The horses would be here from nov-April and the owner will be in Florida for 6 weeks out of that. Is the money worth the hassle? And if I did take her should she pay the cost of the fence replacement, since she is the one that wants it?

I would take this option, why invite crazy into your life. there is less crazy out there, don’t do it…not worth it.

From what you have written in the OP, you are the crazy one if you take her on as a boarder.

Some boarders will cost you money to have the privileges of mucking stalls for her. This is one of them.

Demanding you change fence before she’s even moved in and looking for a discounted rate? If she’s this much trouble before she’s even a client, just imagine how much trouble she’ll be when she is.

When people tell you who they are, listen… do not invite crazy into your life/barn. It is NOT WORTH THE HASSLE.

Also, if you make accommodations for one boarder, or offer discounts, all the other boarders are likely to expect the same.

First post, hard to believe story, well …

If it is true, I would say both here are crazy, the lady and the one even considering a crazy lady for a boarder.

For those that think this is not real for whatever reason, get over yourself. I have a busy training barn that I run completely by myself and wouldn’t take the time to write out that whole post for shits and giggles. My husband sees the money and I see the crazy. We we do legitimately need the money. Just trying to get some input.

if it ends up costing you to keep her in dollars alone, not to mention the hair pulling factor you wont be making anything anyway

LOL, the one thing you learn on forums is that there are all sorts of crazy out there, crazy boarders, crazy barn owners, and crazy people pretending to be what they are not joining forums to get a rise out of people…which one you are? Jury is still out

Offer her the pasture board at the rate you need it to be. Tell her it is on a trial basis and get it in writing. If she turns out to be a hassle then you can evict her. She may be better than you expect.

From the boarder perspective, having a crazy boarder makes it less pleasant for the other boarders who may not stay depending on how bad it is. You have to think about that too.

Why would you replace your fence that you’re happy with to satisfy one short-term boarder who already strikes you as nutty and demanding?

It’s the beginning of August. Not yet time for interviewing crazy people. If you really want some pasture boarders for the winter, start networking or advertising now.

Why do you think someone who is already not willing to pay your price will be willing to pay to replace fencing? She probably is thinking she’s doing you a FAVOR by pointing out that your fencing is such a problem.

And why would YOU pay to replace fencing that you’re happy with, especially when money is tight?

Short of letting this lady in and reporting all of the crazy shit she does and requests to keep us all entertained (:lol:) there’s no answer here but telling her to take a walk and find something else.
