Personally, lack of an indoor would be a deal breaker - but I’m further north and winter is already starting. In an area with less tortuous winters, I may feel differently.
Im curious as to when you had the indoor and/or covered arena quoted? Building prices have been all over the map the last few years. Depending on steel prices at time of your quote, prices may have changed. They’ve fallen significantly as of late. So have lumber costs. We recently built a pole barn and had quotes a year apart and 50% apart. Just a thought as these costs are moving targets.
I would kill for an indoor wash stall with hot water for the injuries/wounds/diarrhea that can crop up - invariably in January.
I don’t care what the tack room looks like from a practical standpoint, but in the same hand, when I visited a boujee barn I couldn’t stop ooing and ahhing at the pretty tack room. So it definitely can make a first impression.
And not sure if you mentioned it - a bathroom. With hot running water. We have a porta-potty and that is just not fun. And I really want to wash my hands in hot soapy water before I leave the barn.
Nonetheless, your barn sounds amazing! The best benefit of any barn is a caring BO looking out for the welfare of the horses first!

Lumber prices are predicted to fall further as the housing market slumps due to higher interest rates.
