Equestrian communities that have worked

I work really close to Huckins Farm and looked at it once as a place to board. This was probably back in 2017 or so. At the time, it was actually pretty miserable. It was the middle of summer and I went right after lunch on a weekday. All of the horses were inside a dark, messy barn. No one was out. All of the grass was fried to a crisp.

There is one paddock right by the main road that I still drive by on occasion and there is sometimes a horse or two in it. That one looks nice.

I remember being really shocked because the website does look wonderful and that paddock by the road is nice.

I don’t know if things are different if you actually live there.

Wow - sad and disappointing to hear that :(. I actually thought looking even on the website it looked a little funky not in a great way. I hope they have cleaned it up.

There are 2 equestrian communities in Aiken, SC - Bridle Creek and Three Runs Plantation. Both have lots where people tend to build a home and small barn - and communal arenas/riding facilities

Beware of developers doing things cheaply. In one of the previously mentioned communities road paving was skimped on and the residents are now faced with expenses, potentially in seven figures, for road repaving. Same skimping issue with shared arenas as too little attention was paid to drainage but the pictures looked good to prospective buyers in the marketing ads.

Aiken SC has a lot of horse communities. I was in one called Steeplechase for a while until I had to move for work. At the time it wasn’t very built out and reasonable HOA without a lot of railbird neighbors. Now it is completely built out. There are others in Aiken: Three Runs, Bridle Creek, New Bridge Polo, Timshel Garden… Todd’s Hill… The Paddocks…Steeplechase, Twin Silos… well, you get the point, lol

I would suggest if possible talking with vets and farriers who service any communities you are interested in. This may be unworkable if you are farm shopping from far away, but if you are looking to relocate from another horse community or boarding barn within the town they hear all the good and bad, and my farriers and vets over my almost 50 years horsing around in the same area have proven to be great sources of local information.

The developer of my community tried to donate road ownership to the city/county and thus have local government assume the responsibility for maintenance of his poorly installed private roads. This didn’t work.
