Likely the judge needed an appraisal to verify that the selling price was fair. The lender needs the appraisal to be less than six months old. For anyone else I’d say the seller should offer concessions to cover your second appraisal if needed, but I’m not sure if that is viable with all the malarkey you’re having to wade through

I’’m jingling like mad for ya and we can have a virtual farm-warming! It’s gotta happen. I’ll admit I threatened the universe and looked at other places last night. That’s usually when things break free for me, when I say “ok fine!”
Welp, it’s done - we’ve closed!
I will not say this has been a smooth process. In fact, this purchase was so plagued with issues I thought the universe might be telling me that buying a horse farm was a really bad idea™. However, we’ve made it through the closing, and we are now the proud owners of a “needs-some-major-maintenance” horse farm in the city!
I’m not sure how I feel right now. It’s a bizarre mixture of relief and exhaustion. And of course the work really is only just beginning. We’ve been here for awhile and have started to clean etc. but we’ve barely scratched the surface of what needs to be done. If you’ve been keeping up with the saga, thanks for all of the good thoughts and jingles. I’m not sure my nerves (or my liver) are going to recover for awhile!

Now at least you can relax while doing all that work ahead, right?

I’ll never forget that first night after our offer was accepted on our farm. It was our first home purchase, and it was a major fixer-upper because that’s all we could afford. Anyway, I don’t think we got more than an hour’s sleep that night. Just too excited …and terrified. It was funny because even though it was pitch dark and silent in the room, you just knew the other person was awake. So even though it was, for example, 3am, one of us would just start talking about this or that (or saying holy crap what have we done?!). And then “ok goodnight”, only to start talking again an hour or so later. It’s hard to explain but anyway it’s a special memory, that night.
So, here’s to your new home. May it be filled with special memories and love.
