Don’t forget that trailering in, or clinics or other activities will need to have insurance, so the responsibility for getting that, and what it covers should be in the lease also.

I currently lease a facility with less amenities (no arena, just grass area to ride) but is 6 stall barn with tack room on 10 acres divided into 4 pastures. I had the option of renting per stall at $200/stall or whole facility, I chose to rent the whole since it makes things so much easier for everyone. I have access to everything on the property except the house. I have 6 stalls but landlord limits me to 5 horses to prevent overgrazed pastures.

My landlord did not set any rules regarding times I need to vacate or have flood lights off but I only have personal horses. If you think a lessee may have boarders or lessons going on it might be smart to set barn hours.

All utilities and major repairs are included in my flat fee, but I am responsible for daily maintenance and damages. Manure removal is up to me but I was given a place in the woods to dump a pile so I don’t have to pay for removal until I run out of space. Any guests I have must sign a liability form to go inside the fenced areas.
