Disclosure - this is my dad’s house for sale in Staunton, VA - this is about 30 minutes from Lexington Horse Park and 40 minutes from Charlottesville, 3 hours from downtown DC (depending on traffic), and 75 minutes from Roanoke - nice location. I agree on the jobs and sell property. Big agriculture area, good access to vet (when I moved here my spring shots for 2 horses drop from close to $400 to about $180, similar with the dogs).

Nice area and slowly growing. For medical care - Augusta Health is about 8 to 12 minutes away, Sentra in Harrisonburg is about 30 and UVA about 40-45 minutes.

We are doing an auction to make life easier on my dad to downsize.

I graduated from the all-women Presbyterian MBC and loved Staunton but I’d still choose c’ville if I could afford a horse farm there. But Staunton is nice and the townies treated us bluestockings great. C’ville has better medical and cultural and all. The home of TJ.
I hope your father gets a great price for his property.

Allright, now, folks. We are going to stop talking up Lexington VA, because otherwise, in five years it will have been “discovered” and I won’t be able to afford it anymore. Rackonteur, I love snow; it’s the iron-hard, post-holed, slippery, rutted, boilerplate 3-inch thick ice, lurking psychopathologically under any white fluffy snow, that will drive me out of New England.

Kimball, that property is lovely. I hope you will keep us all posted on your progress there.

I live in Charlottesville and as has been mentioned, Charlottesville has a lot more to offer in terms of restaurants, cultural events, wineries, craft brewers, and equine activities.

OP, you might consider looking a bit north of Charlottesville to Madison, and Orange which are only 30-40 minutes from Charlottesville. Both Madison and Orange have some of the quaintness of Lexington but much closer proximity to C’ville.
