but I draw more than I can afford…which reminds me of a trainer we had who was watching my older daughter ride… he watched her for awhile, turned to me telling me “she can ride better than what you can afford” and that was true

Thank you for catching my calculation error on the sqft of the apartment above. I desperately need the storage space so making the apartment larger is not something I’d like to do. Thank you also for the feedback on Morton. Without getting into a huge debate, I’m not willing to work with the Amish or companies who fund the Amish. The way the use, abuse, then dispose of their animals is against everything I stand for. SO, with that said, who has a NON-Amish company they’d suggest in NoVA? I’ve been in touch with Virginia Barn Builders but haven’t found others thus far.
My experience with Morton was not pleasant.
We gave them a sketch (plans and ours included elevations and a wall section) of what we wanted. We asked for a price. When they finally got back to us with a price their price was almost double what all the other prices were and the sketch/description they included with the price was not what we asked for. We wanted some very specific things that none of the other builders seemed to have a problem pricing, but when asked Morton insisted the way they presented it was the only way it could be built, our way would not work. (Strange, the structural engineer I had look at our design thought it was quite build-able, as did several other companies.)
I had a barn built by Morton about 16 years ago. It’s very nice. The only thing they did wrong was that i wanted swing out stall doors and they gave me sliding doors. But my sliding doors have held up well. I was concerned they would become difficult to open over time.
Morton is very popular around here. My neighbor has a huge barn for storing hundreds of rolls of hay- it’s older than mine by far and seems just fine. If i drive around i can see Morton barns all over. Given these are all older barns, i can’t comment on how the company is now. I would expect the prices to be far higher then what we paid given the price of steel.
My barn just got a new coat of paint. It has some rust on the stall bars so that needs to be repainted next. But it looks great!
If i could do it over again i would have made a bigger barn, as my herd has grown.
