If you get the train from Middletown it’s not that bad, esp if you live in Navesink, next to the highlands. Straight shot down kings Highway.
I would do NJ and look for a barn in Colts Neck or Hunterdon. Westchester barns are going to be double your budget. There are lots of shows in NJ you can do, like Princeton, and HITS Saugerties would be easy to get to. The ferry sounds nice to me. One challenge is finding a serious show barn that isn’t in Florida half the year.

Thank you!! If you have any suggestions of barns closer to Atlantic Highlands, I’m all ears – Nevergreen sounds amazing but I am not sure I’ll be able to make it down there regularly.
Totally – NJ seems much better priced than Westchester, and I’m already not working with an enormous budget. I wouldn’t go to Florida unless it was extremely affordable (i.e., inexpensive show lease already down there, MAYBE for one week), and I agree that’s an important thing to consider…
