Planning Our Farm

I am not the OP. Best I can tell, from the dimensions on the image of the second plan that the OP drew is rotated 90deg counter clockwise from the site plan they posted.

Is this image any more clear? I tried to outline it and such. I have labeled North and South from what I was told. Right now we only have 2 horses but I would like more in the future which is why I am trying to plan for more. The only permanent fencing will be around the perimeter. Everything else will be done with hot wire.

Some things I have added or thought of:
-I made the drylot much bigger to encompass the front of the pastures. It can be made into separate smaller ones but I thought this might be better in the long run.
-I moved the Isolation pen to the other side of the barn as well as moved the manure pile to the trailer parking side for easy removal.
-I added runs to the stalls in the barn so that if we do need to bring them in off of drylot and pasture it allows them to still have space.

I am sorry that things are not to scale, I am trying my best to try and lay stuff out with what I have.

I like this layout a lot. Having pasture gates in the dry lot area will be such a time saver!

Very nice layout. All the parts that can’t be moved (barn etc.) are in great locations. The entire north side can be adjusted as you figure out what works for you and the land.

I think we all convinced you to set it up so you don’t have to lead horses in and out

Oh you have definitely convinced me of that! I just cant stop modifying my plan once I find things that annoy me lol. Here is the latest one.

The pens can be removed to be made into separate dry lots but I thought it would be nice to just plan for the extra areas. The cow area is just my silly thinking and wishing :joy:

I really like your new layout. Very easy to work in and flexible.

Don’t be so quick to rule out the cow! I never had any desire to have cows, now I look out at two cows and their calves

I see you added a chicken coop too. I never had any desire to have chickens now I look out at a flock of chickens and ducks. Honestly the chickens and ducks do keep the flies down - they really do. They also spread manure which help keep the fly population in check. Plus you get eggs. And they are really cute. :relaxed:

Does this area have a required set back from the access road or the property line? It see you have put your house 20’ from the edge of the property and from looking at the site plan you provided I think that is where the access road is. Just want to make sure you are allowed to be that close.

Why did you label the long side 448’ instead of 668’ like the site plan shows?

This is my favorite layout yet!

My neighbors have pet cows. They are darling

On the 80 acre paddock, that sharp point by the arena, I would make that a blunter corner and maybe use that for storage or some other, as it could be a pinch point for one horse cornering another one.

Just move that fence inside about three squares on each side or so would do it.
That should not take any more fencing.

I believe in real life that edge of the property is not sloped as much as the OP has it drawn (at least that is how I read the site plan they posted). But that aside, nothing is 80 acres. The whole lot is not even in double digit acres. That 80 is their guess on how many feet they have on that side.

Oh, ok in the drawing, that corner looked a bit too sharp, that was all I meant to say.

Thanks for pointing all other out, is important, sorry I didn’t read it all first.

I love this one! And I agree with Blueys point on that acute angle. If it makes sense (where is the sun in the afternoon in this layout?) Maybe bump that corner in and make that a place for a small table and two chairs.

I do like this one a lot.

I must say I love cows so my hope is to have 1 or 2 mini or micro ones if the land allows. I did not mean to label that side the wrong length, sorry. I will be redrawing this tonight and will update once again  I will also see what I could do with that corner, I did not even think of that!

I like the trailer parking area much better in the latest plan. I wouldn’t want to be backing a trailer in a 30’ wide lane and then have to make a 90 degree turn as in the previous plan. This plan doesn’t have the manure area marked though. Depending how you are going to deal with it, I wouldn’t put that in a tight spot either. If you know you will move it/spread it yourself with a small tractor it probably won’t matter, but if the only person who can be hired to remove it has a 53’ semi trailer and a huge loader to fill it… It makes sense to “pave” as little of the property as possible, so keeping traffic to one side of it is good.

I tried and draw it more to scale and shape this time and jeez is the shape wonky

I think that I have finally have figured out the majority of where I want stuff lol.

This looks the best yet! I like the MIL moving so not adjacent to drylot. I would just change the top of the cow pen to go diagonally to the outside fence. One less corner to make and less sharp angle in the pasture.

I keep wondering, where’s the wetland in all this?

If you look at post #40 the OP posted a site plan.

Basically the whole area labelled pasture on the current layout is either wetland or wetland set back.

Here is a screen shot for you. Blue is the wet land, purple line is the set back line.
This plan has North to the right, the OP’s current sketch has North up.

That’s what I was wondering I knew the map had been turned. Personally I wouldn’t invest in a small acreage with wetland and spend this much money on infrastructure. Can it be tiled? And which way does the wetland slope? I seem to remember the plot isn’t totally flat?

In the screen shot above, the road is to the right and the slope of the land slopes towards the road, with the wetland being the low point. Looking at the contours on that site plan, there is a 25’ elevation difference between the South west corner and the low point at the wetlands. (elevation of 635’ versus 610’)
