Property layout help

Here’s 3.5 acres divided 5 ways. Coated wire. Has been versatile and handy during wet weather and to rest areas when needed. Red are gates. There is also a gate in the dry lot area dividing that for new horse introduction and other flexibility. The green scribble off the southwest paddock was my error. No fence there. I also have a couple man gates - the slip throughs. Boy are those nice. Wherever you are in and out of daily.

Do you ever have problems in the little alley leading to the north pasture? I worry that would be a fight zone, but maybe that’s an unfounded fear.

Good point. I didn’t draw that well. It’s at least 20 feet wide. No problem but currently only two horses on there. Never plan to have more than three. What this little paddock gives you (and the gate out to the front) is you can have a new arrival and slowly introduce them and eventually have a bigger turnout and still keep them separated from the others.

Turns out I needed that last year with a new arrival who was kept separate for 6 months d/t a very high FEC.

We moved our tank (that we owned). In our case the propane Co moved the tank but we needed to hire the plumbers to do the new gas line and hookups to house, propane company wouldn’t do that.
Huge improvement in aesthetics, and new location was more convenient to driveway anyway.

Someone above commented that they don’t schedule deliveries-- this is absolutely true. They have a route, you are not some isolated special delivery. You really need a setup where they have ready access. That said, they have long hoses, it’s not like the truck needs to be right next to the tank.
Definitely choose your propane supplier carefully. Our supplier is fantastic about knowing when we’re probably low on propane. He knows our consumption history and just shows up when we’re low. And we’ll be forever grateful for the one winter season when propane costs spiked insanely high and it would’ve been like 3 grand to fill the tank at the current cost. We asked if they’d just give us a little bit rather than fill the tank-- which totally increases their cost to deliver-- and they were super gracious about it. Between that and the overall excellent service, we’ll never leave them despite constantly getting offers from other propane suppliers. Those low cost suppliers won’t give you that level of service.

And my turnouts were in beans and corn for 35 years with little soil amendments. Here’s our restoration for the past 11 years. We are also composting and last fall spread two years of “soil” back on the ground.

Just here to say a (preliminary) congrats on the new property! Hope the inspection went well. :slight_smile:

Well inspection discovered a potential line break at the foundation. Repairable, but 1500 bucks, remains to be seen if the seller is amenable to paying. Also discovered the house was advertised with a dishwasher when it does not have one - again, need to discuss that.

Home inspection in 2 hours!

Did you not notice this when you looked at the house?

When we looked at our current place, we totally missed that, while there were obviously 2 chimneys visible inside, there was only one coming out of the roof.

There were several errors in the listing as it turns out. 5 acres of property to look at in 30 minutes makes it rushed. Not our fault the listing agent botched it.

Structural aspect of inspection passed. Needs basically a whole suite of appliances (stove didn’t work, fridge is gone, no washer dryer, no dishwasher), which is big $$. Lots to talk about but it from initial look is a go.

Yes. My house I’m selling had 13 offers, 30k+ over list. Waived home inspections and the whole shebang.

Edit: I allowed showings for 2 days and got 13 offers. There is no inventory.

So likely someone will not care about the problems in this house.

Doesn’t mean it’s not negotiable, when we’re already working with the guy on other issues (namely, the several roll offs of crap in the barn).

I know the area, and I know the market. Thanks for your take, though.

You can pick up used appliances on Facebook marketplace pretty cheap. Adding the dishwasher might be a hassle depending on location of cabinets near sink but far from impossible and not that expensive.

I would ask for concessions on the appliances not working and the structural work for 1500.00 but be ok with seller saying no.

If it doesn’t have a backup offer in place you have room for negotiations for sure. You’re right the listing agent botched the listing; I’ve put those in myself and you need to double check yourself.

Agree 100% with your post especially the shavings part. Bagged shavings or wood pellets are $6-$8 a bag. I finally bit the bullet and built a bin. $$210 delivered. I am barely through the front third. I would have spent already $$$$$ buying bagged and it’s been a month! . I bed deep. Best thing I’ve ever built.

Do you know of any programs that let you leave the shape on the map and start a new one? It’s only letting me do one at a time and it’s hard to figure it all out lol
