After some sad loses, I just moved to a full board situation from a barn I leased with a friend for 20+ years.
Here are few items to add to the list of things to think about.
Snow removal - I shared a driveway with my landlords and, boy, was this an annoyance most of the time…well, all of the time! What time do they usally plow by and where do they put it? Is it right where you need to have the farrier/vet park or your car/truck?
Mowing - not just the fields but also for the grass areas around the barn.
Liability insurance - who will carry it?
You mentioned that if your horse broke something it would be on you but what about other routine repairs? Who fixes what is something to hammer out before you move in. My landlord always fixed fences, gates, interior and exterior barn repairs including window and electric. This would be things other than if a horse kicked a stall down or sat on a fence rail.
Where will your manure pile or trailer be situated? Will the neighbors be in an uproar over the location of the pile or trailer?
I really enjoyed taking care of my gang. I’m still trying to figure out what people do with all of their free time!!
