Small home barns with boarders-how do you do your insurance?

I don’t board horses but have an umbrella policy and a “horse liability” policy in addition to my homeowners. Neither will cover boarders. The umbrella policy clearly states this. I don’t want to board horses but this is the excuse I use when people ask me. I can’t justify the cost of boarding only 1-2 horses (it would cost me money to board them here) and I can’t justify charging anyone enough to make it worth my while.

My homeowner’s is through AllState. They said there would be no problems if we had boarders - but any damage done by a boarder or their horse wouldn’t be covered. Also obviously we would need separate liability and CCC insurance.

We don’t plan on taking in boarders but I will have a few clinics here each year, so it was very important that our insurance allowed this type of activity.

While you are doing research, call broadstone (an insurance agency specializing in horse businesses ).

I board about 10 horses and my liability policy costs $500. I do not have CCC (I board retirees) but I was quoted $500 for that policy.

Well, that might only mean that they won’t drop you because you have boarders, but it doesn’t mean they will cover your boarding activities. What if one of your boarders gets hurt? Will your homeowners policy cover that?

Like I said in my post, we would need separate liability and CCC for boarding, and I always have insurance for clinics. So I’m not sure what you’re talking about. I would be covered IF I boarded. Which I do not and likely never will.

Maybe we are saying the same thing - would your homeowners policy cover any part of your boarding enterprise?

I am confused by this “They said there would be no problems if we had boarders.” (Does that mean they don’t care if you have them, but your insurance doesn’t cover them…or is there some implied coverage included in your homeowner’s policy?)

I would be amazed if a standard homeowners policy would cover anything related to horses or boarding. My recollection is that State Farm emphatically stated there would be no possible way they would cover anything at all with regard to boarders.

I was responding to the posters who said their homeowners would drop them if they had boarders. Allstate has no problems with us having boarders but they do not provide coverage. Hence the need for separate insurance.

People were asking about homeowners policies that wouldn’t drop you or require a higher plan. That is who my post was aimed at.

We were told by State Farm, that as soon as dollar one exchanged hands, we were dropped entirely.

Be very careful, as we have had agents sell us policies only to be dropped later.

Am Fam said the same thing. On top of that, they only allowed for ONE horse on the property, total. Who only has one horse??? That’s why we went with Allstate.

I said “a few hundred” for boarding. Turns out my memory didn’t serve me well at all. Actually, for one horse, it’s $46 per year. Just pulled out my policy and looked it up. Additional horses can be added for the same rate per horse.
