if the land is in a zoning district you need to verify the land is in a district that allows commercial boarding as that is a business which may not be allowed in a Residential Zoning district … whereas the horses for private use maybe allowed
I’m the zoning officer for my town. Most of our town is zoned “Agricultural-Residential” and any businesses (Corporations, LLCs, etc.) in a residential zone require either a home occupation permit or a special use permit. I get notifications when someone has filed for a business permit and used an address within the town as the location of the business. If they haven’t checked with me to begin the process, I send them a letter notifying them of the need for a permit with the town.
The permits necessary depend on what impact the business will have on the neighborhood. If it’s not going to increase noise, smell or traffic, a home occupation may be all that’s necessary. If you’re in a more heavily populated area, a special use permit, which requires a public hearing, may be required.
Definitely check with the town.
