Important point here, Florida does NOT require seller to disclose flooding history of a property.

They do have easily accessible, up to date flood zone maps online so due diligence is of utmost importance, know your flood zones. Keep in mind there are reasons why large areas of the state are undeveloped or remain rather… rustic… despite booming, modern development surrounding them…

I use SR 40 to get to Daytona from Tampa

I would look for places along the i-75 area. East of Ocala and a bit North in the Micanopy area.

Correct. And many areas can be too wet for horses’ feet much of the rainy season even without being technically in a flood zone. Seek “high and dry” always.

Just throwing this out there:
Caveat: the only FL I am familiar with is Miami/Ft Lauderdale, so no actual info on the area suggested below.
Friend moved to Mims around 5 years ago.
Nice house & room for horses on minimal acreage.
She has a couple minis she keeps at a neighbor’s.
That’s the sum of my Mims knowledge.

Mims is on the east side of Orlando close to New Smyrna, Bithlo, Geneva and other more horsey little towns. Basically inland between Daytona and Titusville. Bonus for space geeks you get a pretty good view of the rockets.

Being in the panhandle, I have to say we have some beautiful beaches out here. I’m not a beach person but Santa Rosa is probably my favorite beach area with Pensacola a very close second. Everything you could want is in Pensacola. I’m not going to lie that if we weren’t on SO’s property that has always been in the family, I’d be in Pensacola. In Defuniak Springs they are putting a small big box store off I10 & we’re all dying for a Target :joy:

I do use Gulf Coast Equine & I use another Dr there. Dr Stewart is fantastic, he came out last year for an eyeball check & I’ve met him in the clinic when the young guy had incisors removed. I have yet to find anyone that has anything bad to say, everyone raves about him & I can see why.

All the Drs at GCE are very good! I’ve been using Dr Ledger a lot recently with my “problem child” old horse. Dr Stewart has been a pillar in the community for a very long time. He’s good people :blush:

Not quite in your area of choice, but you could explore options around High Springs (you said you liked the springs) or Newberry, both within easy range of Gainesville and also Ocala. The beaches in the Jacksonville/St. Augustine area are also fairly near. More land available and at a more reasonable price. Small towns but close to larger ones. Within reasonable distance for shows in Gainesville, Jacksonville, and Ocala.

Come check out Williston!! I’m equidistant from I-75 in Ocala and Gainesville, 33 minutes to Cedar Key (where you can ocean kayak with dolphins if you go at the right time of the day!), roughly 100 miles from JAX, MCO, and TPA (less than 2 hours), and 30 minutes from both local Targets. I’m on the Morriston/Ocala line, so about 7 minutes to HITS and 17 to WEC. 22 minutes to Peterson & Smith and EMCO and 26 minutes to UF Large Animal Hospital. All of the Ocala feed/hay stores deliver to me and I am less than 25 minutes to the big ones (Larsen’s Hay, OBS, TT Distributors, Seminole, Newport Hay, etc.). While we are most definitely a small town, we are accessible to just about everywhere. I’m big into springs kayaking and I can get to the Rainbow River in Dunnellon in under 20 minutes and to Silver Springs in under 35. And if I really want to get to a great east coast beach, St. Augustine is less than 2 hours and a beautiful drive. I’d be more than happy to introduce you to an incredible and very, very trustworthy realtor if you’d like to look in this area!
