Does your lowball quote include excavation & prep of the base? Electrical? Plumbing?
Don’t assume anything is included unless it is spelled out in the contract.
With specifics. Ex.: not just “2 stalls” but “2 12’x12’ <- inside dimension - stalls with grilles, 2 4’x8’ sliding doors, including all hardware”.

The more specific you are, the better chance you won’t be disappointed with the finished product (says 2Dogs who talked about cupolas, but neglected to make sure they were in the contract).

I don’t know where in the Midwest you are, but FBI Buildings - out of Remington, IN - did a fantastic job for me.

My 36X36 pole bldg with attached 60X120 indoor was up in 3 weeks, including 2 stalls.
They provided/suggested the subcontractor for electrical but not excavator (their usual Goto failed to return the salesman’s calls so I secured my own) & plumber for the inside hydrant. These costs were not included in their quote.

Salesman went Above & Beyond - he actually accompanied me to the Govt Center to apply for permits.
Onsite foreman was great too - he added an overhang to the barn even though the CAD plan did not have one - for no added charge.
His reason: “I’ve never built a barn w/o one”

11yrs later my barn still looks brand new…if you overlook the starling poop on the rafters :mad:

I paid 1/2 when the material was delivered and 1/2 when the barn was completed to my satisfaction. Even with the second payment in limbo, there was a couple months between the main structure going up and finish (mostly the doors)

I’m also in the process of getting quotes for our barn. Modest size 24x32 with two stalls, no loft, center aisle, small tack/feed room, utility room and grooming stall. For onsite build, quotes have all ranged between $35-50K. Out of everyone I’ve talked to (Morton, Eberly, CB, Horizon, Keystone, King), King seems to be the best quality dollar for dollar with the size of the framing they use and the overall finished product. I’d add them to your list to get a price. I almost didn’t get them to bid the barn because I assumed they’d be out of my price range after seeing their ads and was pleasantly surprised. I’m getting a few local builders to bid as well but am nervous about getting someone without extensive horse barn experience. It’s frustrating that so much of the work is left to me to coordinate (site prep, grading, electric and water) but it seems like that’s the norm for the horse barn specialists. This might be where the local contractors have the advantage if they can do it all. One of the builders did say that if they could assemble much of the barn offsite (modular), it would save $11,000.

Oops, didn’t realize you were in the Midwest. Ask your equine vet or farrier if they have a recommendation–they see a ton of barns every day and could point you towards some newer BO to talk to.

I entered all my information, but had to give up when their “enter the code you see in the box” function claimed I entered it incorrectly 4 times. I tried both with and without spaces between the letters and numbers.

We had a private builder build ours from scratch. One guy. Stick built. Was $25 a sq. ft and included hand made stalls, black metal doors/stall dividers, and a metal roof and dutch doors. Cupola $500 more. Windowed-main barn aisle doors were a tad more but nothing horrible. We did a 36x38 4 stall with wash stall and tack room, and center aisle loft. We only cemented the tack room, aisle and 2 aprons at the main barn doors. We hemmed and hawed over going modular but couldn’t get past the “finality” of them just dropping off an already made barn. Very glad we went stick built as we were able to change things as he went along. We visited a few and while they were solidly built, I much preferred the personalization of having someone here for 3 months so we could make changes and adjust, and we loved watching the process. Excavating the pad, plumbing, electric and cement were ALL extra. That added about another $20k to the price but we did hydrants, Bar Bar A waterer in field coming off the barn, heated tack room, utility sink and washer/dryer in tack room. The plumbing/electric part will KILL you if you want it done right. One quote we got was $130k for only a 36x38 barn - I had to laugh at that one. Ummm…no thanks! Our barn is just as lovely and is ALOT less. Happy to share photos if anyone wants. Just PM me.
