In that home, dogs had to be pre approved. Also not uncommon as some insurers have breed restrictions

Though that place was the most detailed in the lease regarding pets. Previously, I’d only seen general pet approved deposit paid etc. At this place, I had to provide yearly proof that her vaccines were up to date or be fined.

I did this when I was a landlord.

For two reasons. First one being was I had my own dog and I wanted any pets that my dog might encounter at home to be vaccinated.
Second one is the theory that if you (general) provide your pet with their annual vaccines you are far more likely to generally be a responsible pet owner. (Now, I realize there are exceptions to this.)

That would be completely illegal here.

It wasn’t a burden on me as I get my dog religiously vaxxed by the vet.

Though I was slightly petty and had vet office send over my pup’s complete and total medical file. Her file is very thick as she had some serious health issues as a youngster.

Did they weigh and document all your furniture in case something was too heavy for their liking and might damage the floors if a very heavy unweighed houseguest sat on it or you loaded it with too many books? How about smoking, alcohol, and drugs? Did they require regular urine tests and/or breathalyzers?

I’m playng devil’s advocate here mostly because my mouth is dropped - we got rid of this type of garbage quite some time ago up here. It shocks me that there are places that will still put up with it and even think it’s absolutely acceptable.

In my case, I lived in the house too (it was two units). I guess I could have simply said no pets, but I wanted to be pet friendly.

My apartment included hot water and was the upstairs unit above me. I not only did not want a huge crowd living up there, I needed to charge rent so I did not lose money with a group of 20 living up there using water.

My building was no smoking. So yes, rules about that.

Actually, water beds and trampolines were not allowed. Nor were pools. Though we did get approval for my pup’s kiddie pool (those tiny plastic ones). Also rules against parking on the grass.

I have seen no smoking restrictions. In fact, there are whole condo complexes here on the beach where no smoking is allowed on the property period. And of course occupancy limits like in hotel rooms. Do y’all have those?

I don’t see an issue with allowing landlords to have rules to protect their investments. Dogs, extra unscreened occupants and waterbeds all pose risks to the property owner. But perhaps it’s just something I’ve gotten used to. Truth be told, in my personal opinion home rentals are too much risk for my tastes as far as investment, even with what is evidently fairly favorable laws. Perhaps Canada has a more landlord friendly eviction process for non payment though? Here, it can take in excess of 6 months to evict a non paying tenant.

I’m still unsure what the issue was with the trampoline though.

Correct.

Privacy laws.

Public/shared areas and entire buildings can be no smoking here, but you can’t actually ask someone if they smoke, do drugs, drink, participate in unmarried sex of any kind, etc. You can totally expect and enforce no smoking in the building, but you can’t bar a person from renting for being a smoker.

Liability. A lot of home insurance won’t cover you if they know you have one from what I have read. TONS of accidents and they are kid magnets.

If I missed it, what area are you in? There are TONS of places in my area that pets are a no go as far as renting. Places that do accept them charge a decent bit extra to cover any damage as it isnt uncommon.

I think they are also considered an attractive nuisance.

Ontario. Both prohibiting pets and charging any extra fee to cover potential damage are illegal.

ETA that sadly, landlords can still get away with their illegal nonsense because a) housing market :frowning: and b) people don’t educate themselves about the law and c) even if people are educated, they are either too chicken to lie (no, I don’t have pets) or to call them out on their bullshit.

I never asked if someone smoked.
I just said I have a no smoking policy that was enforced.
Period.
I had one renter that was a smoker. He never smoked inside. Very nice guy. Had a great dog too. He only moved out when he bought his own place.

I am not sure what privacy laws have to do with rental in this case.
You (general) sign a lease as the single occupant of the apartment and the lease says there is an additional fee for additional people of $x/month. No one is saying you can’t shack up and three-somes every night. You just have to pay extra to have more people live there.

I would guess limited and expensive.

Rental and sales are both absolutely insane right now. Not to do with the laws though (we also have rent increase controls in place that make it very difficult for landlords to go nuts with rent increases), but just with increasing and migrating population. For rentals that means that any new units that come up are priced extremely high and older ones that aren’t insanely expensive are snapped up in a blink of the eye.

That would be illegal here.

There are no additional fees for additional people no matter what. If your unit doesn’t have separate meters for utilities, that’s on you, not the tenant/s. If they have separate meters and the tenant pays their own utilities, then whatever it takes to run and heat water for however many people live there is on the tenant/s.

If it’s a small trampoline (used in some fitness classes), I can see how that would be an issue if the upstairs neighbor decided to work out at 11pm. Over time, it could also cause additional wear and tear on the building.

I mean, not everything can be controlled for, but many odd rules have an origin in the fact someone decided to be a jerk and ignore common decency, thus ruining it for future tenants.

I’ve been in the apartments of people who smoked and not only is the reek awful, even if no one is actively smoking, but it’s amazing how smokers don’t smell it on themselves or in their own rooms.

I see. Not having kids, I’m not familiar with trampoline issues.

Though we wouldn’t have wanted to attract any children to the yard. So it all worked out
