Barn rental/lease going rate

Looking for some feedback on the current going rate of renting/leasing a small private facility. The facility is currently empty has a barn, pastures, and indoor ring. The facility has all the bare bones but needs some repairs and updating. Located in upstate New York and quite a ways on the outskirts of populated in full work show barns. It would be used for private owner use not a boarding or training facility.

for a facility like that I would expect to pay between $75.00 and $100.00 per stall plus utilities and maintance , If you have to put in new footing , fix fences , stalls , stall floors or any other repairs to make it useable I would deduct that per stall fee for a years lease , So if you have 15 stalls and $5000.00 worth of repairs I would deduct about $25.00 per stall for the first year to cover my expenses for Capital improvements . One caution If the owner of the faciltiy wants to Trade partial rent for taking care of thier horses don’t do it , treat them as any other client or boarder … determine what your boarding fee would be and charge that amount Keep it business PS I would also make sure you have first rights to renew your lease at a specific amount to protect your self from getting kick out after the first year in order for the owner to raise the price and profit off of your improvents at your expense .

That seems really cheap to me. I was paying $300/ stall North of Atlanta for a nice barn with a covered. I agree that it should be less if you aren’t going to be boarding commercially.

Up State New York is pretty sparse they would probably be a good 3 hour drive to any Horse show, the closer to HITS the more expensive though

In VA, even without an indoor, dry stalls run at least $100-$150 each. With an indoor, it’s more like $350 and up, depending on location and other amenities, like number of paddocks, etc.
$75-$$100 sounds like a steal to me, anywhere in NY state but hire a lawyer to go over your lease for everyone’s sake.

just recently i saw an advertisement for a 6 stall barn (had no arena) for $1000 per month

that price seems fair to me
