Stephenville is hardly the middle of nowhere. Lots of high dollar horse ranches up there. An hour from Ft. Worth is not much of a commute by Texas standards.

Property taxes in Texas are high as is sales tax. But there is no state income tax so it sort of evens out.

It looked to me like only the cattle get the grass fields and other than the runs with shelters there are only standing stalls inside. (Clint’s place).
Is that normal for that part of the country? Maybe they only use the standing stalls when a bad storm rolls through?

It looks like a military school for horses that got kicked out of regular high school.

It’s not abnormal. Where I was we had no cows and unused big grass pastures and the horses stayed in smaller individual sand paddocks. Expensive horses.

Oh I meant just for turn out :slight_smile: not they lived there. So no, we didn’t have tack sheds at each paddock, but we did have a pretty nice tack room!

I was very underwhelmed by the DownUnder house - I thought the office and tack room were much nicer! But, heck, it’s a horse property, right?

What do you estimate the yearly upkeep on Clinton’s property would be? It would probably make the purchase price look cheap! Also the main house is really small- surprising. It reminds me of some clients of mine who started taking lessons knowing nothing about horses, got bitten by the Pony Club bug and started their own farm raising quarter horses. They first built a house for the trainer and ended up living in it for good.

When I went out to admire the place I asked my friend, ā€œBob, where would you be if I hadn’t gotten you interested in horses?ā€ He shook his head, ā€œI’d be a rich man.ā€ :wink:

I’ve often thought if I had horse property the ideal house would be very modest. I’d never be inside anyways, and less to tidy up! I can’t really keep up with a bedroom plus den townhouse let alone a plywood McMansion with six bathrooms.

which is a good idea as more than once I came home to find one or more of the horses in the house either just hanging out or watching a movie with my daughter … it was too hot for them outside, so she said

That’s gotta burn. The Diet Coke, I mean… as well as the big, ol’ unfettered Money Bleed when you try to pay the mortgage with proceeds from a boarding barn catering to (debt-ridden) college students.

LOL! Many times when my DH left the house and my kids were little, he would warn, ā€œI don’t want to come home and find that pony in the kitchen!ā€

My friend down the street- her mother rode her horse into their house. My friend’s sister wrote a book about their horsie shenanigans!!

the three miniatures learned to lean on the door from the garage just right to pop it open then run up and down the hall

Our house is an early 1950s ranch that is 135 feet from end to end , lots of running room for the gang of three

But our dearest most favorite Morgan mare was such a sweetheart one could not raise hell when she was calmly in the den watching TV

OK here is the funny thing - one of my co-worker’s nephews went to "apprentice/ learn from CA down in Texas ( translation - unpaid slave). He ( nephew) had to buy a living quarters trailer and live in that thing the whole summer he was there slaving away in the heat. You would think with all the $$$ CA has put into that place for dumb things- he could have at least built a modest bunkhouse for all his unpaid laborers … er students. But making them live in a trailer ( that they had to provide). Too funny! Nephew is still unemployed.
