Been thru that area a few times. There are other fancy, high dollar horse places around there. Little over an hour from Ft Worth, the state has much more isolated areas then that. Probably wants too much for it now but it should move. Eventually. He’s not such a young man any more, perhaps cutting back, perhaps taking advantage of a strong sellers market. Two luxury horse operations around here have sold recently after shorter then expected time on the market.
Chris Cox’s Texas ranch is also for sale. I almost choked when I saw the yearly taxes on it.
Is that not the norm for TX? Here, a 1 acre 5 bedroom house easily gets to $20k a year…
It’s got a 12 bedroom hotel/guesthouse capable of producing income too. Taxes are less then the CA place, that ones closer to a metro area and has more acreage.

Who on earth besides Clinton Anderson needs a world class gym inside their main indoor arena facility and 30 patience poles each with their own auto waterer? And while there certainly are more remote locations in Texas, it’s not exactly close to anything. I snorted diet coke out of my nose when I saw the listing suggesting it would make a perfect boarding facility for Tarleton State students… yeah, that’ll justify the $5.7M price tag… :lol:
Maybe someone can turn it into a world class vacation resort with a heavy emphasis on equestrian or something.
Would be a hell of an eventing and show facility!

If you think those taxes are high, don’t come to the Northeast. 22K in taxes for a property of that value is a pittance here. We aren’t in a super high jurisdiction, but our annual taxes run about 3% of the market value of the property

and it is people from California who are buying up many if these ranches

I’m originally from the Northeast. Moved south as soon as possible with lots of acreage and low taxes, plus better weather. Have former neighbors and family members who pay more per month on taxes than their mortgage.
The runs have waterers, not the patience poles. He’s all about wiggly horses with no manners and fat checkbooks nearby.
