Commercial Farm Policy Approximated Cost

Hello,

I am working with a lender to purchase a horse boarding operation. My question is that my lender has asked me to get an estimated cost for insurance- Commercial Equine Liability and CCC policy are what it looks like what I would need. I have some requests out to some equine insurance providers, but I was wondering if anyone here with a similar setup could ballpark me on some prices to keep this moving along in the meantime.

Here is the info:

Property Value: $500,000
Number of boarders: currently 16 but space for 30
Personal horses which will be kept at property 5

Anyways, I’m hoping that anyone boarding 10+ horses could give me an estimate on the insurance costs as the lender is just looking for an approximated number at this time. Any help would be greatly appreciated!

24 stall barn (main barn and 4 shed rows - 15 boarder/training, 9 lesson horses), 3 run ins, 4 bedroom farm house, indoor, 1 hay shed; CCC and liability - we pay about $4500 per year

It depends on a number of factors. limits of liability desired, type of coverage, size and scope of the operation etc. Expect to pay a lot more if working with and or allowing kids to ride. Have clinics, shows etc.

I just shopped my needs around. Ended up going with Nationwide, farm business, home and auto. Excellent coverage for my needs at a very reasonable price. I was way over insured and was paying almost double for what I needed. I wasted around $10,000 in the last 4 years.
