Foxhunter ISO Housing near Philly

Hi all,
I’m a first-timer here, so my apologies if I’m mucking things up, but I’m (desperately) looking for housing within 30 miles of NE Philadelphia. I’m not terribly picky about PA/NJ/DE, providing there’s a roof over my head and I can get to work in less than an hour. Am hoping to shop around and join a local hunt in 2013.
My ideal situation would be a barn apartment (or something similar—cottage, hunt box) where I could exchange some horse/farm care, farmsitting duties, etc. for rent reduction.

About me:
Young, single professional (female).
Very neat and organized.
Lots of experience with horses, dogs, and farm/housesitting.
Excellent references upon request.
I have 1 very well-behaved medium-sized dog, and 1 Thoroughbred gelding.

Need to move in February 1. In case I can’t find this dream situation ASAP, I am also looking for a short-term rental (1-2 months) to help in the relocation process.

I’ve been trolling CL for a while, and have come up with some possibilities, but was hoping to raise some other, more horse-y options here. (without much luck so far!)

I know the Horse of DelVal has rentals in it, you can look in there. As well as check out any tack shops in the area.

Just a couple of geography/traffic tips. I live in the Center City area, and Chester County, Unionville, etc. are nearly an hour south of me. You will be 20-30 minutes north of me so that much further from those areas. Maybe a little less in perfect traffic. Your best bet is Bucks County. Or just adjust your expectations of travel time.
