Whatever someone is willing to pay and that’s that. Make an offer. Expect the owner to counter. It’s just how it goes. I’m not a seller that gets offended by price but there are some out there that get their azzez chapped by an offer and won’t respond. Move on. There are so many out there that will fit your needs.
