Ocala, FL Renting out specifics?

My family and I recently moved to a beautiful farm in NW Ocala, and are about to start advertising to rent our barn out this winter season. We will remain on the property in a separate house with our 4-5 personal horses staying in separate paddocks/ barn, however, the ring will be shared. My question is what kind of contract and requirements should we be considering?

-Definitely a 3 month minimum, would it be plausible to ask for a 4 month minimum stay?
-For a deposit, is requiring one month of rent suitable even for a short term lease?
-Should the deposit be non-refundable after a certain date?
-Do we ask for a damage deposit?
-Do we ask for a key deposit? (There is a barn apartment as well as a locking tack and feed room.)
-We are in talks with insurance companies about the proper coverage for us to rent out the barn/ apartment. What kind of insurance should we require the renter to have?
-We are asking a realtor to aide us in setting up a suitable contract, is there anything you wish you had included in a contract for renting out a barn/ apartment previously?
-Are there resources with this type of information I could look to for guidance?

I don’t know Florida law, but in some states you cannot charge more than the equivalent of 1 month rent as a deposit, however you want to term it (e.g. damage deposit).

You may want them to have at least a basic renter’s policy covering the apartment, and you’ll want to ask your farm policy company what they’d require renters to have for the barn portion and whether it would matter if the renters are a business (trainer with client horses) or ammies renting for their own horses.
