Pricing for dry stall with spacious turnout in the Middleburg area

I have posted this in Around the Farm and Horse Care, but also figured I would reach out to the Hunting Forum since you all may have some experience with this sort of board. Even if it is in another area of the country, I would still like to hear what you have found!

We are looking to rent out a few stalls “dry”- the stall, turnout and access to facilities (sand arena, trails, tack room, wash stall) are provided, but everything else is self-care. The barn is safe, clean and modern. We are hoping to get a general idea of what to charge for this situation. Even if you are in other locations, I would love to hear what the going rate is there! $100-250 in this area. But I am outside of the NVA zipcodes.

The farm with $100 is a friend deal, I’m not sure that is close to what others pay. But I did a MASSIVE clean up of the barn, mow the field, fix fences, and hold for routine vet and farrier for their retired horse.

Well, it really depends on the real nature of the facilities and actual location of your place, but usually around here for what seems to be similar to yours I know of dry stalls going for $150-350. $200-250 seems most common.

Then there was the place that had the indoor that wanted $750 for a dry stall… Oy! :eek:

The trouble with self care is what do you do when the owner runs out of feed or hay, doesn’t have time to clean the stall, or doesn’t show up. I just won’t go there given the bad experiences I have had with people who seemed like good, responsible horse people.

I have a friend who boards at a similar arrangement in Cassonova. She pays $175 per stall and my understanding is that this is a very good deal. If you are in Middleburg, I would guess that you could charge well over $200. Just make sure you know the people and their reputations so you do not allow anyone in who might fail to care for their horses properly.

I paid c. $ 300 for the bare bones version,i.e. No wash stall, tack/ feed room:eek:. The fencing was very poor, though my horses respected it. it was right in the middle of hunt country:).
