Currently shopping for a small farm in the Ocala/Williston area. Interested in other people thoughts and opinions on what will happen to prices in the area with a competitor to HITS moving in- although WEC is likely to bring a broader range of breeds and events to the area. I’m torn between thinking right now could be a good time to buy, and worried that a lot of people who currently can hack to HITS will be interested in moving down the road and will flood the market.

There is some local chatter that real estate closer to WEC will pick up, but I’m not sure there will be much shuffling away from HITS side of town (my uneducated guess). Either way, I think you’re better off shopping in the Williston area; Levy County is much cheaper than Marion Co, more bang for your buck. My small farm is in Marion Co, close to Dunnellon–I love the area, and got a great bargain, but if I was buying again today I’d be looking in Williston.
My realtor’s Opinion was that it was going to increase the prices of properties in the HITS area because they are not that far apart.
Buy now and buy in Levy County. Prices are trending upwards and things are selling faster than they have in years. I’ve been looking at investment properties in the community directly across 225A from the horse show and every time I think I find something worth pursuing, it’s gone. I’m in Montbrook (Williston/Morriston/Ocala line around 41 and 322) and three properties that would’ve been sitting on the market with no interest a year ago have all be snapped up in a matter of weeks. I’m about 7 minutes from HITS and 12-15 from the WEC. I’m very pleased that I bought when and where I did and hopefully will find a good investment property before I’m priced out of the market!
Punkie , I was thinking the same. I think the area off 121 off by the Gainesville exit that they are building the Celebration Point complex is going to be a good investment.
