Also, the place we’re training has a small (fenced!) dressage court, a cones enclosure and a pretty big (still enclosed) field for marathon and … what do you call it when you do some cones, then go into a marathon obstacle and make several turns through and back, then come out and do more cones? Pretty nice setup. Functional if not fancy!

I’m being the pushy one to spare Rebecca … hahaha, being one of “those” moms comes in handy sometimes. I’ll get her in a situation where she’s driving more than now - although winter is a GREAT time to be a fair weather driver, here. Lots of “not just no but HELL NO” days but hopefully they’re interspersed with enough pleasantly warm winter days where the footing has dried.

I totally want to be the person on the back of the carriage in the mini 4 in hand. Dream realized - I could die happy. Unfortunately I’m so green I have NO IDEA what I don’t know, lol.

Chickens had no desire to leave the coop this morning, when it was in the teens. All 5 stayed huddled under the heatlamp.
The Good News: we get into mid 40s starting tomorrow.

They come with everything shown except furniture & I’ve got my own stuff - including a quirky “heirloom” kitchen cabinet I’ve had over 40yrs. Came from an empty brick house that for some weird reason was on the back half of the small City lot (25X125) where my MIL had her woodframe house at the front.

& The iron bedstead I’ve had since 1969.
Just a double, but it served DH & me for 30+yrs & is roomy enough for me & a cat or 2 :blush:

Oooh, I like the RRC idea … hm, is it worth trying to travel there just to try it?

Also, LOVE the iron bedstead. I bought one out of a (literally) tumbledown old house in AL in the 80s and had it refinished. It was slightly smaller than a modern double but I made it work for years.

Re: property #3, it’s out to the east (the direction the metro is expanding) but only 45 minutes away from Denver International Airport. It has easy access to 2 major highways (I-70 and US 36) so until it’s fully eaten up by developments it’s really easy to zip around to other parts of the metro and state. The town of Byers is currently included in the Denver-Aurora-Lakewood Metropolitan Statistical Area. There are a couple of feed stores and a veterinary supply store there locally.

Re: “handling” land here … lol, nothing really grows a ton that’s not under irrigation so you can let it go au-naturel and make wildlife habitat. Or invite the eventers in to do fencing maintenance and build natural jumps. You have the option of “civilizing” only the parts you need for your tiny living situation, garden and mini-keepin’.

Hell. You and @cayuse can subdivide the 35 acres for $100k each!

Nowayinhell I can get away before January, February probably more likely & I hate leaving a farmsitter to do chores in awful weather.

& rode home to Chgo on top a VW Bug. For $10.
From 1969 junkman Harley Rhodes in MI whose stuff was just scattered all over what was probably a 5ac field.
Funny how I recall his name, but the town escapes me. Odd how memory works…
I originally rustoleum-ed it chocolate brown, then in the late 70s, DH (then SO) had it nickel-plated.
At first I was disappointed, I’d pictured a satin finish, like the coin. But it’s a dull silver that’s grown on me.

Is that an orange pitcher I see in your cabinet? I have one just like it if it is, a present from mom years ago. It’s not Fiestaware but something similar, Hall maybe.
