Recommendations for Sacramento area housing needed!!!

Hi!

I may be moving to the Sacramento/Davis area depending on a job and I have been struggling to find a place for myself and my horse. Unfortunately, I don’t have the time to fly out there before I get the notice, but I need to have something in mind just in case.

I’d appreciate it greatly if someone could recommend a safe area to search for somewhere to live and where to board.

I am looking to buy a 1b/1b condo under 80k, ideally w/o carpet, 700sq ft+ in a reasonably safe area. I have been using realtor.com, condos.com, century21.com and homes.com to find places and then running the neighborhoods to see crime rates, so hopefully someone can save me some time.

For him:
12x12 stall
8 hour daily t/o minimum
quality grass and alfalfa hay fed 2x daily or 3x if stalled during the day
grain 2x daily (I can provide no problem!)
friendly management
under $500 would be ideal - can be pasture boarded too
covered arena or indoor
trails (not necessary but nice)
lessons and horses for lease - my horse is 23 and retired

My riding goal is to complete a beginner event, so an eventing barn would be ideal.

If you’re going to be closer to Davis than Sacramento I would look at Woodland or Vacaville, as Davis itself is pretty expensive. Woodland Stallion Station has trails & a few eventing trainers plus pasture board. I don’t know Vacaville very well but there’s a ton of small private farms on the outskirts and I imagine you could find a nice place to board out there.

Another vote for Woodland, for location and affordability.

Natalie Rooney is at WSS and she definitely has lesson horses.

I think you would really like WSS. They built a cross country course last year and started holding recognized events so it would be perfect for you. Pasture board is reasonable.

However, it’s an approx. 40 minute drive without traffic and traffic is awful during commute hours.

As for housing, stay away from South Sacramento, Rancho Cordova and Natomas. Your best bet would be to find an apartment to rent for a short time while you get to know the area. There is so much to do there you might want to explore to find out where you want to put down roots.

If you end up being closer to Davis, you have the option of the UC Davis Equestrian Center. Davis also has an eventing team. A friend of mine boarded her horse there while going to vet school so I would be happy to put you in touch with you if you want to learn what it’s like to board there.

I don’t have any recommendations re: housing, but do have a couple of thoughts re: board.

The UC Davis Eq Center only boards to students, so that isn’t an option unless you’re going to school there.

WSS is currently in escrow, and a lot of stuff regarding its future is up in the air. It would fit all your requirements in its current state, though.

Somerset Farms in Winters is lovely, but a good haul and no eventing trainer that I know of.

Like others have said, Vacaville has a bunch of private options.

Unfortunately eventing barns with lesson horses can be tough to find in CA, period. I hope you can find what you’re after!
