We have been asked by our boarders to allow trailer parking. My question: what is a fair monthly charge to provide parking space? Thank you in advance
Find out what a commercial storage facility would charge to park, and then undercut that a bit. I would expect between $50 and $100 per month in an urban/suburban area, and a lot less in a true rural area.
Also, require that your boarders carry insurance on their trailer (and give you the face page of their policy). That way if something happens to the trailer (e.g. a tree branch falls on it), you are not stuck with some liability because it was parked on your property for a fee.
Check around at other farms near you, if possible. Two in my area post their rates on their website - $50/mo for a two horse, $100 for larger trailers at one farm, $45 or $65 at the other.
I think this is largely area dependent. Comparing to storage places is a good idea.
The average in central Ohio is $25/month. No clue what it is here in Ocala, but I don’t charge.
I would take this method as well. In our area I’d expect a trailer parking fee of $25 - $50 monthly, but was lucky enough that my farm allows them parked for free.
Check with local places. I don’t know anyone around me that charges a fee for it
I don’t charge anything for trailer parking.
I’ve been charged $20 - $50/ month for trailer parking. I’ve also parked it n/c. 2 horse tag-a-long.
Be perfectly clear on who is allowed to move said trailer. And be sure they are completely responsible.
Had a nerve wracking incident years ago with an interesting BO. Told me I could park my trailer there, n/c, but was’t responsible for any damage to trailer. Mentioned that part, maybe 4 or 5 times…? Scared the crap out of me the way he kept harping on it.
After a month or so, after witnessing him overzealously snow-plow up most of the irrigation lines he painstakingly installed 60 days prior, watching him “accidentally” destroy much of what he (and others) worked hard to create at the barn, I arrived to see him using his tractor bucket to try to move my trailer “to a spot not in my way”. It was a spot he told me never gets used and I’ll never need to move my trailer. His urgent need to move it? Decided to clear some brush. In only that corner of the parking lot.
I took my trailer home that afternoon.
Be very selective about where friend parks her trailer. I’ve heard stories of folks trailers being used by other boarders without permission. And moved in less-than-ideal ways (see above). Stolen even. Some folks are just careless and destructive. This BO managed to accidentally burn his own house down some months later. No joke.
