I would take some better pics of the barn. I would treat the barn the same way you treat the house, set it up for sale, minimal stuff, all uniform and clean lines.
The lighting makes the barn look older, which clearly it’s not.

Also the biggest thing I see in ads now is the fish eye lense on everything, gives it a larger perspective.

What about a deck? Do you have one? People like to see where they can entertain too.

There is a facebook group for Horse properties for sale/rent in Washington state, perhaps there is one for your area.

We made our own website and put it on craigslist and equine sites. Had a concrete offer in a month.
