What’s the current status of Riverchase/wulfcrest? Anyone know?

Still going strong with summer camps and boarding at Riverchase. Plus attending local shows.

I think Wulfcrest has Bruce Leland teaching/training out of there.

The property river chase is located on is for sale. Just got listed this week.

Interesting, did you look up the property history? Looks like River Chase purchased the property from an investor in 2024 for 4.5 million.
Wonder which developer will be purchasing it? It’s prime real estate in Aldie.

$7,900,000 is a big bump over what it last sold for and has sold for in the past. The increase of land value due to data center development has made prices skyrocket in the semi-rural areas.

That price makes it very clear they are not trying to sell it as a horse farm, even if the description sounds like that is what they are doing.

Unfortunately who actually owns the LLC thats listed as the owner on county record isnt public information. Prior to that sale it was also listed as river chase farm llc as owner but now it says new river chase farm llc which was updated in 2024.

There is apparently no proof that Tom owns the farm. But im assuming he owns the actual business name… thats just my guess on who owns the business name.

Yes, I just saw a report on the news about a golf course in Pennsylvania that has been sold for a whopping big sum of money for some purpose like that. Needless to say, the golfers are not happy about it.

The fact it says it is protected from subdivision makes me think it may be under conservation easement

It was zoned 1 house per 100 acres.

A 2 minute google search shows that it is zoned ag via something called rural village. If it’s anything like where I am they may be hoping a developer will buy it and sit on it waiting for a zoning change. Which unfortunately means many farms are leased out by absentee landlords and fall into disrepair.

To the best of my knowledge he’s ever owned the place. Iirc, the most recent previous owners were from India & bought the place purely as an investment.

Eta: Was surprised to see that Bruce Leland had landed at Wulfcrest. Granted, I’ve never met him & know nothing of him past 3rd party opinions. It seems odd based on those 3rd party opinions though.

Tom owns the business New River Chase Equestrian Center but he doesn’t own the property. The property was owned by The Dorgham Group (but I’m not sure if they were the ones who sold it in 2024 per Zillow) and Tom leased the property.

80 stalls! I didn’t realize it was so many! 80 horses trying to live off those crappy neglected fields. Awful.

A good chunk of the property is in a flood plain.

Pretty much the entire lower field along the creek floods.

The Dorgham Group website refers to it as D-Ranch. Photo on their page is the indoor at River Chase. It also refers to services the tenant offers.

“The D-Ranch is a private equestrian facility located in Aldie, Virginia, situated over 100 acres of rolling hills, bordered by Goose Creek and little river with indoor arena and two riding rings. Tenant offers boarding, riding lessons, competitions, and tours.”

If TN is the owner of the farm… it seems odd that the realtor listing it is a USEF competing member and is required to stay current on safesport training. IMO that would be a conflict of interest. Not sure that its rule violation though. But if TN does does own it then there would be financial compensation involved for the commission. Really not sure how that works. So not accusing anyone of a violation on this topic.

I think the realtor as an active member of USEF would be fine. Her relationship is with the property owner, not TN. And honestly, I’m rooting for her, hoping she finds a buyer who will kick him out and put some love into that property.

Complete aside but it’s interesting that developer held properties are being sold in an area of consistently high development pressure… Writing on the wall for a recession or just trying to get out before the AI bubble bursts.

An empty data center would make an amazing big indoor now wouldn’t it!
