I have many, many questions about the choices MB and MHG made about LK and RG. I can only make assumptions, but some of the testimony painted a picture of a man who was under great financial pressure. He thought he could handle the situation and manipulate LK/RG into leaving. That backfired badly.
Yes NJ is different than Texas. In my state (not NJ) a legal eviction often takes 6 months. That said, your experience with a tenant is nothing like what happened in the Barisone case. For one thing, your tenants were not also boarding horses on your property. You did not have any unwritten agreements to “trade” for board and services. There were many, many reasons that he didn’t “just evict” her, not the least of which is that she is HER. She wouldn’t go. Period.
That was the impression I got from him. He was all about shilling his whole “5 elements of self defense” thing, and “be hard to convict!”

I’m not in NJ and I don’t know how the landlord tenant courts work there. I will say until you have encountered people like LK & RG in real life, you have no idea of the turmoil they cause intentionally. It is terrifying the depths they will go to in order to get what they consider a win. I hope you never meet anyone like this, it will change the way you protect yourself and your loved ones.
It does though for the duration of the lease. The new owner can give notice they’re not going to renew a lease, but the existing lease goes with the sale. New owner is generally stuck with tenant until the lease expires.
For example, the last rental property I sold, I had to disclose and transfer leases and security deposits prior to closing.

Branca was really clear on laying out Rittenhouse. I couldn’t follow his logic for Amaud Arbery but while I saw Arbery being hunted and losing when defending himself from a self defense (meaning he got shot), Branca saw Arbery creating a self defense excuse for the shooter by grabbing the barrel of the gun. The jury saw it the way I did.
For this case, he listened to LK and RG. Then he listened to the jail mental health people and Dr Simring. I think he listened to Dr Hasson. He skipped some of the cross for those. He did not listen to Dr Schlesinger.
He was not a fan of LK and RG but really didn’t like Bilinkas. He also said he didn’t think Bilinkas had much to go on and explained why. It’s a good review of the law.
He used manslaughter instead of aggravated assault.
All he cares about is the self defense portion. That is his niche.
He can make some comments at times that I don’t find enjoyable or valuable to listen to so I don’t follow him regularly, mainly just Rittenhouse, Arbery, and now Barisone. He is very good at explaining the elements of the law.
He spends at least 30 minutes of time advertising his expertise.
