Wish I had some news! We signed the Purchase Agreement last week. As of today, we are waiting on the sellers.

Sigh… this property has been (and continues to be) a lesson in patience! I keep picturing the poor neglected outdoor which has been overgrown with weeds since the property has now been vacant for several months. I’m itching to get over there and start putting that back into shape.

send them some pictures of snow cover and impassable roads… see if that gets them more interested in the real offer they have in their hands… might want to throw in a photo copy likeness of next year’s tax bill also

Did you not put a time limit on how long the sellers have to sign before the offer is null and void? When we have bought property we have always put a time limit on our offer, usually 24 hours. This keeps the seller from holding on to your offer while they wait for something better. I’m still hoping this all works out for you.

Frustrating!

We were waiting on some disclosures. We got the final one on Thursday (and of course I was out of town for work!). But it seems we have everything now. Fingers crossed they sign the PA on Monday.

We had one final sticking point that we needed to find a compromise on (which I think we did late this afternoon). Looks like we will have a final agreement tomorrow (fingers crossed)!

You may already know this - appraisers commonly do not due scientific property evaluations, they just try to assess finding comparables (acres, size of house, # BR’s BA’s etc.) and then look at comparables. Often there is little or no adjustment for actual property condition, unless it is glaringly derelict, and sometimes not even then. If your property is under contract at a “distressed property” price then you should be ok, comparables will indicate a greater value and that will make your lender happy. :slight_smile: Technically you can’t influence the appraiser, but … do consider giving the appraiser a sheet of paper with a couple of features that improve the property’s value, aka The Indoor Arena, BEFORE or when they inspect. That isn’t always easy to do - you may have to figure out how to meet them when they come to look at the property.

As for title search, if they turn up any drama I hope you’ll share it, it will make this even more interesting. :slight_smile:

Unfortunately, I have a crummy update. We (meaning both us and the sellers) have agreed to cancel the purchase agreement. We were unable to come to agreement on a document that was required as a contingency. We both gave it our best effort, but ultimately, we just couldn’t get the document to a place that we were both happy with.

Unfortunately the drama continued… we received Facebook messages telling us to not buy the property (which included false information and exaggerated claims of defects with the property). The messages were not from people know, nor are we “friends” with. We received anonymous letters basically saying the “neighbors” didn’t want us (and our snow removal business) in the neighborhood. We also had a strange “visitor” to our home. I was out of town on business, and my brother was at our house dog & horse sitting. He went out one afternoon to check the water tanks, and found someone in our driveway. They shouted something to him (he couldn’t hear) and then left. We have a VERY long, gravel driveway. Nobody comes down our driveway unless they have to, so I doubt it was a coincidence. We believe the contact was probably initiated by the other people that were going to buy the property.

So, unfortunately, it looks like this one just wasn’t meant to be. We will continue our search, and hopefully the next one can be drama free.

Agreed. I started to feel like I was in a movie. Things like that aren’t supposed to happen in real life.
